Perched above the prestigious Bel-Air Country Club, this contemporary custom residence was designed to maximize the exceptional opportunities of its prominent hillside site while creating a seamless relationship between architecture, landscape, and panoramic golf course views. Conceived as a private family estate, the residence combines refined contemporary design with functional planning and resort-inspired amenities, offering an elegant balance between grand entertaining and comfortable everyday living.
From the earliest stages of design, the project presented several complex architectural and site-planning challenges. The primary objectives were to maximize the allowable residential floor area, minimize grading operations and soil export, preserve the site’s natural topography whenever possible, and provide sufficient on-site parking while maintaining a clean and cohesive architectural expression. Achieving these goals required careful integration of architectural design with structural, civil, geotechnical, and landscape disciplines throughout the design process.
The residence is organized around expansive open living spaces that embrace natural light and establish a continuous connection between the interior and exterior environments. Large areas of glazing, generous terraces, and thoughtfully positioned outdoor spaces frame sweeping views toward the Bel-Air Country Club while enhancing privacy and creating a seamless indoor-outdoor living experience characteristic of Southern California.
The home’s carefully planned layout accommodates formal and informal living spaces, a gourmet kitchen supported by a secondary prep kitchen, private office, home theater, wellness facilities, guest accommodations, and extensive outdoor entertaining areas. Every element was carefully considered to support both large-scale entertaining and the daily needs of modern family living.
A dedicated wellness level incorporates an indoor lap pool, spa facilities, fitness areas, wine cellar, and additional recreational spaces, transforming the lower level into a private retreat that complements the home’s overall lifestyle experience.
Throughout the design process, particular attention was given to circulation, functionality, and long-term livability. Multiple points of access, dual elevators, discreet service circulation, and integrated parking solutions were carefully coordinated to support the scale and complexity of the residence while maintaining an efficient and intuitive floor plan.
The completed residence reflects Manuelian Architects’ commitment to creating exceptional hillside homes that successfully balance architectural expression, technical complexity, and the unique planning constraints associated with luxury residential development in Los Angeles. By integrating thoughtful site planning, refined contemporary architecture, and close multidisciplinary coordination, the project transforms a challenging hillside property into a timeless custom residence that fully embraces its extraordinary setting above the Bel-Air Country Club.
